I hope this works out for these people. I applaud their courage for trying. This is what we were trying to establish in the mid-80s, except we thought we had to use force. I wish we could do it all over again.
There always were Black-only communities, and still are, and they are kept in place by force -threat and real execution of force. And we all know it. What White doesn't know to stay out of certain Black areas or else be prepared for an attack or a gun battle? In all-Black neighborhoods and areas the law is the knife and the gun. Any sensible White simply does not go there. And don't pretend this is not true. Blacks get away with using force or merely the threat of force to keep Whites and others out of their communities even for a few brief visit. Whites can't do the same because statutory law will be enforced on Whites while many of the hard-core Black areas are without statutory policing save for murder investigations and a few other selective serious felonies.
Whites used to have White-only areas kept in place by force but that was a long time ago -specifically before 1964 when fedeal law prohibited race discrimination by decree. Nevertheless, there are different ways to keep an area for an exclusive ethnicity and race, and not always by force.
Many all-White areas exist by keeping others out by land valuations. Go to areas of Florida and New York where you'll see almost all-White areas because the price of a condo or house is high enough the community is physically gated and access is controlled by private security.
In rural areas, outsiders of White communities are kept out by keeping land off the public market and only trading in land by private sale to welcomed buyers. We farmers do that all the time; no one gets to purchase land or obtain a land lease without being a good fit in the community. Go to rural Missouri, Iowa, Wisconsin, Wyoming, and Michigan and you'll see how this works. No Black that found himself rich from football can buy into the community to make a nuissance of himself with 50 of his hoodlum friends -his money won't get him in.
Although racially restrictive municipalities and covenants are illegal under federal law, that "federal law" only applies to the federal jurisdiction and not private jurisdictions. So, where land is in unincorporated areas, and a private member association is established, Whites can and do create Whites-only enclaves that exclude peoples of other races from being members and investing into the community. I recall there is a commuity like this established in Arkansas in 2023 -and others outside of the corporate news inspection.
Another method of making -at least mostly White- is by making rules and obligations to members of a private association that 99% of Blacks simply can't live by and will either not bother to try to join or will get removed from the association by their inevitable conduct. This is the method mostly preferred by the very wealthy. They impose enormous non-refundable membership fees (like $100k annually at some social club) and expect impeccable conduct which, unless someone has been raised as a child to abide with restraint and genuine self-control, they would never make it long in the association. For example, making the slightest threat over a parking spot gets a member removed from the association even if the member's parking spot is being used by some other member (insert wink here).
Since 1964, when the Civil Rights Act and all its Titles were passed, we have moved towards defacto segregation by the willing. If one doesn't have the will he will not find the way.
